A swap occurs when two unrelated parties desire to obtain each others property. For a swap to be beneficial for both parties, the properties being swapped need to be of equal value. If the properties are not of equal value, the party whose value is higher will need to either complete a deferred exchange for the balance of value, or potentially be exposed to gain on the difference in sale price.
