Construction Improvement Exchange
Replacement property may be purchased that is not yet built or that may need improvements. This can be done in an exchange if it is structured as a Construction Improvement Exchange. This is a more complex transaction in that an EAT (Exchange Accommodation Titleholder) must take title to the replacement property and cause improvements to be made during the exchange period (not longer than 180 days from close of the relinquished property). Upon completion of the new construction or improvements, the EAT then transfers title to the improved property to the exchangor in order to complete the exchange transaction by the expiration of the exchange period.
